H.265 is fine for 4K if the agent specifically wants 4K. Most MLS platforms cap at 1080p anyway, so check what the agent actually needs before exporting 4K.
Avoid MOV for client delivery. QuickTime files confuse Windows users and won't upload directly to most MLS platforms. Export MP4 unless specifically asked otherwise.

Always confirm with the agent which formats they need before the shoot. Delivering the wrong aspect ratio wastes both your time.
Bitrate
For H.264 at 1080p, use 16 to 20 Mbps. This produces a clean file that uploads fast without visible compression artefacts in the wide shots and window views that define real estate video.
Higher bitrates are not necessary. MLS platforms and social media will re-compress anyway. A bloated 80 Mbps file just makes upload slower for the agent.
Color and look
Deliver with your grade baked in. Real estate clients are not editors. They will not open DaVinci Resolve to apply a LUT. Whatever the property looks like in the final export is what they post.
If you shoot flat or log, grade before delivery. Never deliver flat or log footage to a real estate agent.

Common mistakes real estate videographers make with delivery
